High Standards: Sound Investing Drives Baby Boomers to North Carolina

The “Boomer” generation has worked hard and now that their children are grown, for the past eight years or so, they have indulged in real estate purchases. Many Boomers see second home ownership as a smart investment opportunity and are considering real estate investments as part of their retirement plans. They are also looking at second homes as a place to bring their families together to enjoy vacations and other special occasions. Boomers have been driving this trend in the second home market for some time, and it is not likely to end anytime soon. The Southeast’s population is expected to continue growing steadily as Baby Boomers seek warmer climates and recreational entertainment. Baby Boomers are a whole new generation who are intrinsically different than the generations before them. The National Active Retirement Association (NARA) reports that a detailed new survey shows that North Carolina is the number one future retirement choice among the 41 to 49 age groups. “With huge numbers of people turning 50 each year, the survey results portent a dramatic expansion in the number of older adults living in the state,” says NARA President, Dan Owens. “This trend is the ‘silent growth engine’ in the Southeast and will continue over the next 25 years. Certainly North Carolina is in the catbird seat...the trends will increasingly favor the state and help fuel the real estate market.” In an article written in Construction Trends, Jeffrey Wendland says, “Over the past decade, there has been a boom in retired people moving to North Carolina. Due to several factors, many Northerners are now choosing North Carolina over other Southern states...Your dollar goes much further when buying a house in North Carolina compared to Florida. Both property and home insurance are very affordable in North Carolina.”
Boomers Looking For Value
As noted, Baby Boomers are looking to diversify their portfolios when buying a second home, and they are looking to get the most value for their money. Selected as the most desirable place to live, according to a 2006 poll by Anholt State Brands Index, an analytical United States branding system, North Carolina remains very affordable compared to other East Coast areas—especially near the water. According to Mary Roney of Business Week Online, “Another feature attracting masses to the Tar Heel State? Value. Whether you are relocating for your job or purchasing a second home, as a general rule, you can buy more house in North Carolina than you can in Palm Beach. And you’ll still get the ocean view.” North Carolina’s low cost of living is a refreshing change for those relocating from cities on the East and West Coast. The American Chamber of Commerce Researchers Association 2005-2006 report found that cities in the Carolinas ranked 11.8% below the national average in housing costs.
